We purchase residential and commercial property in Australia on behalf of local and overseas clients looking for a home or investment property.

Purchasing a property can be a daunting experience, with common hurdles being not knowing where to start, what areas to buy in, what stats and data to look out for, finding the time to attend open homes, negotiating with the agent and generally managing the process from start to finish. 

To give you an idea, we manage the following on your behalf:

We have bought, renovated and sold countless residential and commercial properties over the past 10 years. To do this successfully we have to be diligent in our research, resourceful in our thinking and passionate about real estate. Taking these three traits, we help our clients find and buy the right property, in the right state, in the right suburb, in the right street. We work with the managing agent to secure you a tenant if you’re purchasing an investment property. Or alternatively we offer a Moving Concierge service if it's for your principal place of residence.

Milk Chocolate uses a rigorous purchasing methodology to purchase property on behalf of our clients for their home or to help grow their property portfolios.

Our purchasing methodology is based on these steps:

1. Education

We educate our clients on the Australian property market, giving them the real facts. Our information comes from hundreds of past and present data sources.

2. Research

We work with a property Data Scientist that is constantly monitoring the Australian property market from a macro to micro level. The data is then compared to past data which enables us to study property patterns and trends.

3. Local Knowledge

We work with professional service teams in each state from mortgage brokers, conveyancers, builders, town planners, insurance and real estate professionals to ensure we have intimate knowledge of each area and can act quickly to secure properties. Any region, suburb or property presented has also been personally inspected by us.

4. Analysis

When we present recommended regions, suburbs and properties we provide a full data analysis on infrastructure, transport, schools, amenities and town planning information to name a few. Each property is also presented with a full cash flow analysis and financial feasibility study.

5. Renovation

Some people find it very difficult to visualise what a property could become. Included in our service fee, is an interior design consultation so you can see how the property could look after some minor improvements or a structural renovation. Any property that we recommend requiring cosmetic or structural improvements, is presented with a full cost analysis to undertake those works. We provide your estimated equity return and increased rental yield derived from the capital improvements.

6. Portfolio Growth

We don’t say goodbye once the purchase is made, we continually work with our clients on steps to continue building their property portfolios.

7. Technology

We build bespoke platforms that are specifically designed to give all the information needed to make an informed purchasing decision. We also use technology to directly target properties that aren’t yet on the market, opening up off-market opportunities. We are constantly looking at global markets and working with our development team on what new platforms, tools and technologies we can bring to our business for better customer information and experiences.

We present information back to our clients in a highly designed, yet simple manner - making the information easy to understand and relevant.
