There’s no denying that the last six or so months have caused a seismic shift across almost every single industry – particularly real estate. Thanks to restrictions on indoor and outdoor gatherings around the country, many of real estate’s essential components have seen significant adjustments: on-site auctions have turned into online auctions, virtual appraisals are becoming increasingly common, and property inspections have gone digital. It goes without saying that real estate agents and property managers are making extraordinary procedural alterations to accommodate the changes.

At Milk Chocolate, though, it’s been business as usual as far as inspections go. Even prior to Covid, we recognised that our clients – the majority of them expats living abroad or local clients purchasing interstate – weren’t exactly well-placed to attend on-site inspections. Given their predicament, virtual inspections have been a long-term staple for our company – there’s simply no other way we can showcase properties to our international and interstate buyers. In fact, only 3% of our purchases have been physically inspected by our clients – proof that a virtual experience can still deliver an excellent result that meets every buyer’s criteria.

Our virtual inspection process is nothing if not comprehensive. We meticulously inspect every nook and cranny on our client’s behalf, supply a media suite containing videos and images that they can view on-demand, and conduct live walk-throughs where they have the opportunity to ask all their burning questions. We also go one step further by showcasing the home’s location; after all, the street, prospective neighbours, and the surrounding area are key factors in an educated buying decision. Essentially, we put ourselves in our client’s shoes and allow them to get as up close and personal to the property as possible.

Plus, where on-site inspections are often one-offs scheduled at designated times, the beauty of our virtual inspection process is that it allows them to assess the property at their leisure, as many times as they need. It also makes for a much more personalised experience, as each inspection is tailored to the individual buyer.

The need for our virtual property inspection process is particularly crucial now. While on-site inspections have returned in some states, the precariousness of the pandemic and the fact that Australia’s hard borders and interstate travel restrictions seem set to remain in place for the foreseeable future means anyone living overseas or looking to purchase in a different state is even less likely to be able to check out a new property.

Despite the uncertainty, buyers can rest assured that Milk Chocolate has been operating this way for years. Our virtual inspection procedure is tried, tested and incredibly successful, and combined with our in-depth knowledge of the Australian property market, we can take the hassle out of buying property remotely. If you’re living abroad or interstate and looking to purchase a new home or investment, we’re confident we can arm you with the right know-how to help you make a thoroughly informed and rewarding decision.
