Our clients came to Milk Chocolate as they were specifically looking for a knock down rebuild project for their new family home. Currently living in Sydney’s Eastern Suburbs, they loved the lifestyle of the south-eastern beaches around Maroubra and La Perouse.

After undertaking a raft of location work, we identified the tightly held suburb of Phillip Bay – it was one that ticked all the boxes and a location our clients hadn’t thought of. We then went to work to source the perfect block that would allow our clients to build their dream home.

We initially came across a home that was going to auction, however we then identified some descrepencies with the title and advised our clients not to proceed. The home sold come auction day, which piqued the interest of the neighbours. We then went to work capitalising on the sale to procure a home 200 metres up the road, an off-market purchase that we secured in March this year.

At first glance, the property may not seem like the ideal family home. But while the house itself is in need of work, the land boasts all the fundamentals that make it a wonderful purchase: a generously proportioned block, a convenient location and proximity to some of Sydney’s most gorgeous beaches.

When we bought the property, it had been held in the same family for decades, so we knew we’d come across a stellar opportunity. The home is situated right next to the south-eastern suburb of La Perouse in a pretty tightly held locale. It’s within walking distance of La Perouse’s main retail precinct and is close to walking trails, parks and reserves, and plenty of local beaches.

The block is a level 462sqm with a desirable north-facing rear and offers plenty of potential for our clients to construct their dream home. The existing property will be knocked down and a brand-new one that ticks all of our clients’ boxes will be built in its place.

As well, our Purchasing team worked hand-in-hand with our Construction team to find the ideal block. Our in-house interior architect was then able to provide our clients with proposed floorplans for the new home and our Construction team provided building costs and timings – all before we’d even made an offer!
