For someone unsure of the market, the conditions, the data and process - it can be quite a daunting and difficult experience when it comes to buying a property. More importantly, for investment properties where there are so many indicators and requirements to look out for.
At Milk Chocolate, we use many parameters when determining what suburb to invest in. Before we take a deep dive into a suburb and the specific statistics, we firstly ensure it ticks the following boxes:
- Vacancy rates
- Population statistics
- Properties being price discounted
- Days on market
- Auction clearance rates
- Ratio of renters to owner occupiers
- Supply vs. Demand
We have trigger points and target scores for each suburb when we analyse this data and if they're not met, we move on until we're happy. On top of this, we ensure we have ticked all the boxes from the client's brief - most importantly, finding a property within the budget that ticks these boxes.
It's paramount the full due-diligence is carried out before any properties are considered. Once you find it thou - it's game on!
