We’ve seen lots of activity happening in the national capital recently, including a really exciting construction project in the Canberra suburb of Curtin. When we purchased the home, it was in its original – and, admittedly, very dated – condition.
It was up to us to devise a plan to bring the home into the modern era and make it much more liveable (and attractive) to suit contemporary tastes. We’re chuffed to say that the brief was very much achieved.
We added additional floor space to create a free-flowing extension with a large family area. We also built a new master bedroom and ensuite, a spacious kitchen and dining area, new bathrooms and a laundry. Outside, we constructed a generous deck area and external features to make the property a true stand-out.
As a result, not only is the final product mightily impressive, but the home has also increased in value and is now achieving a higher-than-expected rental return. This is one project that really proves the power of smart construction! A few before and afters are below.
Key Numbers:
Purchase price: $859,600
Project costs: $300,000
Timings: 26 weeks (not including the ACT COVID construction shutdown)
Current appraisal: $1,600,000
Capital growth to date: 86.13%
Post-renovation gross rental yield: 2.52%
