Property Management is an integral part of the property journey at Milk Chocolate. Following the purchase of your investment property, we offer Property Management as an additional service. We’re also happy to take on any properties in your existing portfolio.

And because we tend to work with homes that we’ve already purchased, we’re already well aware of the home’s pros and cons, its expected tenant demographic, and the kind of maintenance it’ll require in the short and long term. For you, this means an easy and transparent process.

Our difference
By providing an in-house Property Management solution, we offer the convenience of not having to go anywhere else. After you’ve purchased your investment property, we can easily switch it over to our Property Management team – this removes the need to bounce between purchasing and management agents and back again, if and when it’s time to sell. It also means your home can be rented in a shorter amount of time, and with higher returns.
This advantage is particularly helpful if you’ve got multiple properties under your belt – especially if they’re located in different states. Instead of dealing with multiple property managers, multiple management platforms and multiple means of communication, you only need to log in to one platform. This enables you to access and receive updates on your entire portfolio in a single click.
If your property is undergoing renovation, we can make the process hassle-free. Through our in-house construction abilities, you can lean on us for not only the physical build but to also guarantee the renovation or build will add significant value to your property. Each of our renovation and build projects is carefully scrutinised to ensure it can enhance future capital growth or rental yield.
We also incorporate tenancy into the planning stages of the renovation. That means if we anticipate your renovation will kick off in six months’ time, we can find tenants who are happy to live in your property in the lead up to the project.
Our fees
We charge a flat monthly rate for Property Management that includes ingoing, routine, exit inspections, and maintenance management. We also charge a leasing fee when a new lease is signed by a new tenant. This covers digital advertising, conducting open homes, tenant screening and tenant onboarding.
With us, there are no hidden costs like admin, lease resigning, statement or EOFY statement fees.
Our Property Management process
If you’re interested in our Property Management service, here’s what you can expect.
Part 1—Research
Whether you’ve purchased an investment property through us or you’re coming to us with an existing portfolio, we’ll first go through our Property Management procedures in more depth. This ensures you know exactly what’s involved, and also covers ongoing costs (including our gardening, maintenance and vacancy buffer) and our plans for tenanting your property.
Once you’ve signed off on everything we’ve presented, we get to work organising the Property Management nitty-gritty. This includes, but is not limited to, any pre-tenancy maintenance, pest reports, detailing our maintenance plan, and setting up your property on our management platform.
Part 2—Finding the right tenants
If your property needs to be tenanted, we take care of the entire tenancy process. We’ll coordinate photography and styling, advertise your property on the relevant rental listings databases, host opens and manage tenancy screening.
Once a tenant has been selected, we organise for the lease to be signed and for your new tenant to receive their onboarding pack.
Then, it’s time for the tenancy to begin. Your tenant will lodge their bond and deposit, before being set up on our Property Management platform. Here, they can pay rent and log any maintenance requests. We’ll also keep them up to date with ongoing items like routine inspections, updates to their leasing terms and other tenancy matters.
Part 3 — Maintenance
Throughout the tenancy, you’ll receive regular updates on your property, along with monthly reports. We’ll also notify you of any major maintenance requests or other issues over the course of the tenancy.
