Planning

Our Planning vertical is a really exciting one and part of what makes Milk Chocolate unique. One of the things this area of the business produces is Game Plans, the name we give our bespoke property investment plans. 

Within each Game Plan, we provide our clients with a road map for buying, upgrading (renovating or building), renting out and potentially selling their property (or properties) over a period of years. The plan is tailored to their financial situation, property portfolio and goals. 

These property plans combine a serious amount of skill. Our Planning team is made up of a diverse range of experts, including economists, purchasers, data scientists and even machine learning engineers. This combination and calibre of know-how is basically non-existent anywhere else in the property industry, which is what makes our Planning vertical so robust – and our Game Plans so effective.

Purchasing

The Purchasing vertical is essentially exactly what it sounds like: a team of buyers agents nationwide who guide our clients through their property purchases. The Purchasing team is led by our National Head of Acquisitions, Brad Purcell, and supported by other verticals like data science and economics.

We’ll be the first to admit that buyers agents aren’t exactly a unique proposition – they’re a dime a dozen in the property industry. But what differentiates our team is their nationwide footprint (we operate in every state and territory in Australia, excluding the Northern Territory) and their unparalleled knowledge of the property industry from a micro and macro perspective. Our buyer’s agents are true real estate industry professionals with multifaceted experience across the real estate industry. This enhances our credibility, advice and the outcomes we deliver.

As well, they’re unique in the fact that they receive significant input from our other verticals. Every single purchase is informed by huge volumes of data and analytical insight provided by our data teams: we look at things like macro and micro economic factors, global influences, government legislation and data trends to guide our purchases. This ensures our clients receive the utmost due diligence behind each buying decision.

Construction

There’s a huge breadth of talent in our Construction vertical. We cover design, planning, project management, execution and more, allowing us to offer a truly comprehensive construction service. 

Milk Chocolate does everything from light cosmetic renovations to complete new builds, and because everything is in-house, we make sure the entire process is as seamless and stress-free as possible for our clients – they effectively don’t need to lift a finger. 

And because our Construction vertical fits so neatly with our Planning and Purchasing departments, we’re able to optimise our purchasing decisions with construction in mind. This means we can look at a potential property purchase and gauge its renovation, build or subdivision potential, and decide whether or not any construction works would enhance its value.

Property Management

While it would certainly be easier to turn to real estate agencies to take care of Property Management, we see huge value in offering a management service in-house – especially for our clients.

Once an investment purchase has been completed, it’s a seamless transition from Purchasing to Property Management. This is particularly beneficial for clients who own multiple properties, as it negates the need to deal with several different property managers across the country. (Remember we’ve got a national footprint?)

Property Management is an area we’re looking to optimise even further as we evolve, with the aim of making the service an even better one for clients and tenants alike. Watch this space!
