A recent project undertaken by our construction team really proves the power of smart renovation. Located in Brisbane’s northern suburbs, we purchased the home as an investment for our clients with the goal to increase its value and boost its rental yield.
When we first came across the home, it was a little worse for wear – to put it nicely. The walls were riddled with asbestos and covered in black mould, the floors lined with old carpet and lino, and the overall presentation not exactly welcoming to prospective renters. We knew we had a big task ahead of us, but we definitely weren’t deterred by the obvious obstacles.
Instead, we looked beneath the relatively superficial issues and realised the huge potential of the home. A quaint character build, we knew it had good bones and simply needed a decent spruce-up to make it more liveable. So, we took our client’s $291,000 budget and did just that.
Over a period of about 18 weeks (six on design and 12 on the actual build), we undertook a significant cosmetic renovation across the entire property, including the garden.
We completely stripped the house back, replacing the roof, walls, robes, kitchen and bathroom. Notably, we removed the wall between the living space and kitchen to create a more modern open plan and to improve the home’s overall functionality.
A big highlight was discovering the untapped beauty of the house’s floors. When we ripped up the old carpet and lino, we discovered gorgeous original spotted gum boards lurking beneath. These were sanded back and stained in order to breathe new life into them.
The end result is one we’re incredibly proud of. Once tired and run-down, the property is now a stunning Hamptons-style home replete with quality finishes and lots of light-filled living space. We’ve also managed to significantly increase the house’s liveability by modern standards while retaining its original charm – making it a perfect balance of new and old. As well, the property has the potential to add an extension further down the track.
The cherry on top came when we put the house on the rental market: we’re proud to say that we secured great-quality tenants in a short period of time of the house being listed.
