A practical, value-driven approach

If you’ve purchased a home with the intention to add value, or just one that’s in need of a upgrade, that’s where our Maintenance team can help. Think of it as providing services beyond the scope or expertise of a Property Manager through to small-scale renovations.

If your property requires a schedule of maintenance, repairs or capital works, our team will handle the lot. With your approval along the way, we’ll agree on a scope of work, source multiple quotes, provide recommendations, manage the required trades, provide updates and ensure the work is carried out to a high standard.

You’ll receive clear, fixed-price staged invoices, a detailed record of the completed works, and best of all - time back in your diary.

Time Saving: We manage the whole process on your behalf from start to finish. We’ll hand over to property management with the home in a lease-ready condition.

As a founding signatory of the Energy Efficiency Standards, we can make recommendations on energy efficiency property features and upgrades, each of which can provide an energy performance uplift for the property. For the occupant, they deliver the potential for reduced running costs and increased comfort.

Workflow and Process

Stage 1: Kick Off

Introduction to the team, confirm scope of work

Milk Chocolate fee determined, scope and fee
signed off. Stage 1 invoice shared for
payment (50%)

Client portal created

Stage 2: Tender & Approval

Scope shared with trades to quote, and Milk Chocolate makes recommendation

Spec fixtures, fittings, colours agreed, and quotes approved

Timeline agreed, work orders issued

Stage 3: Works Commence

Timeline added to your portal, work commences on site

Purchase all fixtures, fittings and arrange delivery

Trade invoices paid using funds held in trust

Weekly client updates via portal. Ongoing progress and cost control and monitoring

Stage 2 invoice shared for payment (50%)

Stage 4: Completion & Handover

Trade completion verified

Balance invoices collated paid using funds held in trust

Share record of completed works, handover to Property Management

Will the work be tax deductible?

We recommend you seek tax advice regarding depreciable assets and expenses that may be tax deductible. Milk Chocolate does not claim to be able to provide tax advice, however we can arrange a third party tax depreciation schedule as part of our property management service.

Can I change the scope after the work has been signed off?

If you choose to reduce the scope after it has been formally agreed, we can remove the item/s from our scope of works, however our fee will remain the same. If you wish to add work to the scope after it has been signed off, this may be subject to a scope variation charge depending on
the volume of work, and whether additional tradespeople will be required.

How is Milk Chocolate’s fee calculated?

Our Maintenance fee is not a percent based on the cost of work to be completed, it is a flat fee for our time to manage the project and coordinate
the various trades and stakeholders involved. We feel this is fair and transparent, as we are not motivated by increasing your costs

Do I have to engage the Upgrade team straight away after purchasing a property?

No, if it’s not practically necessary, or you don’t want to allocate funds to this work immediately after purchasing, or if the home is already tenanted at settlement, that may not be the right time for these works to be undertaken. Depending on the work itself, generally we recommend the home be vacant so works can be carried out as efficiently as possible without the need to arrange access with a tenant. We would also aim to avoid serious disruption to tenants as this can lead to disputes or an unwanted vacancy. Our service can be engaged at any point in time when it makes sense for you and the property.
